Office Dilapidations

Dilapidations are repairs required during or at the end of a tenancy or lease.

Commercial leases generally specify that hired office space must be left in a rentable condition – perfect, basically.

This includes removing all furniture, fixtures and fittings added by the tenant; repairing any damage, including to floors; obtaining an Electrical Installation Condition Report (EICR), and usually decorating throughout.

What are Dilapidations?

Dilapidations refer to repairs needed either during or at the end of a lease. Commercial leases stipulate that you must return the space in the same condition as it was when you took the lease . This means to reinstate the office premises in the same condition it was given. Re-instating costs can be very high as it involves taking down partitions, removing any furniture, fixtures, or fittings added by the tenant, fixing any damage (including to floors), getting an Electrical Installation Condition Report (EICR), and typically doing some redecorating. This is referred to as reinstatement.
