Global Mediation is a leading legal services organisation requiring a high functioning, multi use workspace across two floors in North London. As a growing practice operating in a professional and client facing environment, the business needed a space that could accommodate diverse operational needs from focused individual work to collaborative team sessions and formal client engagement.
GXI Group was appointed to deliver a full Category B tenant space planning and fit out service across 7,000 sq ft. The brief called for a carefully considered layout that could integrate open plan operational areas, private offices, meeting rooms and dedicated training facilities within a single cohesive environment.
Our approach combined strategic space planning with technical expertise across design, mechanical and electrical services and project delivery. The existing Category A landlord fit out presented a significant technical challenge. The base build's air conditioning and mechanical services required adaptation to suit the client's layout requirements, demanding careful design thinking to minimise changes while still delivering a fully functional and practical solution.
A further challenge involved securing landlord authorisation for the proposed modifications, a process that proved lengthy and complex. Minimising associated fit out costs throughout the project was also a key constraint, requiring disciplined scope management and close coordination between design and delivery teams at every stage.
GXI took direct responsibility for obtaining all necessary landlord authorisations on behalf of Global Mediation, removing this administrative burden from the client entirely. By managing the approval process proactively, we kept the project timeline on track and made sure no unnecessary delays impacted the wider programme.
Our integrated design, M&E and project delivery team developed a time bound methodology that minimised mechanical service changes without compromising on the client's spatial requirements.
